WHO WE ARE:
We are a fully incorporated medium sized Design + Build company based in Vancouver British Columbia run by a dynamic wife + husband team. We work in high end homes and condos, reimagining spaces and creating custom builds and full-scale renovations for our clients.
We are looking for a General Contractor/ Project manager to come on full time to run the build side of the business. This is a position with a lot of moving parts and responsibility (the ideal candidate will be a decision maker for all our projects), so the ideal candidate will be experienced with a minimum of 7-10 years working in the design/construction industry. We are looking for someone who has managed teams, stays cool under pressure, and has the ability to resolve on-site and technical problems quickly.
The ideal candidate will have a detailed understanding of the full construction process (commercial and residential), from pre-construction through to the completion of the project. You will be an expert in coordinating teams (design, construction, internal stakeholders, tradesm, vendors etc) so it will be your responsibility to align a team of professionals to guarantee the best possible results for our clients.
DUTIES:
- Plan, organize, direct, control and evaluate construction from start to finish according to schedule, specifications, drawings, quality control etc
- Planning for resources and working within budgetary restrictions, this will include manpower, materials, and equipment.
- Review all drawings prior to tender. and prepare cost estimates/budgets for the project assigned.
- Estimating.
- Obtain approvals from local authorities (permits and licenses) and landlords prior to construction.
- Obtain the best quotes from suppliers.
- Issue Purchase Orders and follow up to ensure deliveries are going to be met.
- Perform site review.
- Make progress payments to trades.
- Inspect construction sites to ensure compliance with building and safety codes.
- Support site contract management and vendor inquiries
- Manage equipment and material allocations
- Create detailed construction timelines and plans while maintaining construction execution budgets and scope.
- This role requires computer skills including Auto CAD, SketchUp, G.Suite and project management tool experience (we use ClickUp).
- Prepare deficiency list for contractor prior to turning over the premises to Operations, and ensure deficiencies are rectified in a timely manner.
KEY SKILLS AND EXPERIENCES:
- Bachelor’s degree in Civil, Electrical, or Mechanical Engineering or equivalent with a minimum of 5 years supervisory experience, or an equivalent combination of education (trade/technologist certification).
- Strong design and construction skills.
- Strong organizational skills and ability to manage and prioritize multiple tasks.
- Ability to effectively manage projects and cross-functional teams.
- Attention to detail, with the ability to understand the big picture.
- Outstanding problem-solving skills.
- Strong working knowledge of construction contracts and construction practices.
- Excellent interpersonal skills to develop and maintain strong internal and external business relationships
- Ability to coach and develop junior members of the team.
- Read blueprints and drawings
- BC Driver’s License (Manual transmission)
- Good physical condition and stamina
PAY RATE: Dependent on experience
