THE ROLE:
As Operations Supervisor, you will oversee building operations and maintenance programs and services for an assigned portfolio of retail properties. Reporting to the Property Manager, you will ensure that assigned properties are maintained to the highest level of operational efficiency to support the delivery of "best in class" operations and enhance tenant relationships.
You will also be required to travel regularly throughout assigned properties; thus, a valid driver's license and clean abstract will be essential. You will also need to supply and maintain a reliable service vehicle.
WHAT YOU WILL DO:
- Maintain effective preventative and corrective maintenance programs for all HVAC, mechanical, plumbing, electrical and site services and oversee all maintenance activities. Ensure these maintenance programs are documented and performed.
- Coordinate tenders and supervise the performance of sub-contractors in the delivery of maintenance-related projects and program.
- Supervise maintenance and cleaning teams in the delivery of maintenance program while ensuring the prioritization of tasks and deadlines.
- Ensure materials and services purchased are authorized, cost-effective and obtained in appropriate quantities.
- Oversee the repair and maintenance of operations equipments.
- Assist with the Annual Building Inspection.
- Administer the quality assurance program to ensure delivered services meet or exceed contract requirements and follows standard operating procedures.
- Assist with creating property budgets annually while ensuring budget compliance throughout the year for assigned portfolio.
- Ensure all buildings comply with Municipal, Provincial, and Federal Legislation and FCR corporate policies, procedures, and guidelines related to environmental, health, and safety.
- Participate in and support BOMA and ICIS submissions and awards.
- Other duties as assigned by the Property management team.
- Must be available to work on-call/standby after regular business hours and respond to emergency calls to provide sufficient building coverage.
WHAT YOU BRING:
- Experience in retail or commercial building operations and maintenance management.
- Building Environmental Systems (BES) Certification Class I or Class II as an asset.
- Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
- Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
WHAT YOU NEED TO BE SUCCESSFUL:
- Ability to work independently while being a strong team player; willing to step in and lend a hand as needed and identify the opportunities to do so.
- A service-oriented attitude; you care about providing exceptional customer service, with the ability to problem solve and offer solutions over a wide variety of disciplines.
- Strong verbal and written communication and interpersonal skills to effectively collaborate with tenants, contractors and vendors, internal teams, and others.
- Excellent attention to detail and exceptional time management skills to coordinate competing priorities and deadlines.
- Strong computer skills, knowledge of Microsoft Office, iPhone operation, and experience with Computerized Maintenance Management Systems. Experience with Building Access Control Management software would be an asset.
