Averton is an experienced and award-winning homebuilder, community developer and construction management company and we’re looking to add a Project Manager - Development to bring our homes to the highest level of completion.
This role will play a key part in Averton's continual commitment to our home owner experience by ensuring that every detail is covered and our purchasers receive the best possible home.
As the Project Manager - Development, you will be responsible for the following:
The Project Manager - Development supports the Land Development function of the Company, working closely with the Senior Leadership team and other functions of the organization for the company to achieve its goals.
Responsibilities
- Support management team with municipal applications and approvals: rezoning, minor variances, site plans, subdivision, registration of development agreements, building permit issuances, and review and summary of development comments from approval authorities, and oversee the resolution of the issues
- Provide support to management with any land acquisitions by completing cost analysis summaries for properties, market research for area, in-depth look at restrictions and the effect on budget and schedule, zoning and entitlement review, planning justification, etc.
- Direct and manage consultants and subcontractors on negotiation of construction contracts, scope, schedule, budgets, onsite work, completions, etc.
- Manage internal reporting for development specific project scheduling, budgeting, approval and processing of invoices, tracking of budgets, etc.
- Attend municipal council meetings for communities that are of Averton interest when agenda aligns with Averton advocacy interests or project interests
- Maintain and file all development specific documents and reports
- Maintain positive relationships with municipalities, agencies, contractors, consultants, and site construction teams on behalf of Averton
- Stay current on municipal and provincial policies, industry initiatives, and council decisions, debates, and approvals
- Risk management such as responses to legal claims, insurance support
- Assist in product development through research of product typologies and alternative strategies for community designs
- Manage curb damage assessments, approvals, and back charges to all third party sales
- Participate and hold board seat on all condos from creation to hand over as required
- Coordinate creation, circulation, and finalization of all documents required for condominium creation (architectural controls, bylaws, condo board approval forms, etc.) through to hand over
- Work with applicable internal parties to ensure the required insurance coverage for condo as required
- Manage the set up and maintenance of the Neighborhood association prior to the formal hand off to the community including budget management, event coordination, marketing efforts, etc.
- Participate and hold seat on neighborhood associations as required and requested by senior management
- Coordinate creation, circulation, finalization, and maintenance of all documents required for neighborhood associations
- Monitor all active neighborhood associations to ensure compliance with regulatory bodies
- Work with applicable internal parties to ensure the required insurance coverage for associations as required
- Responsible for various grants related to assets including finding new grants, ensuring qualifications are met, applications, and receival (i.e. storefront improvement programs, project specific grants)
- Contribute to the development of Standard Operating Procedures and Policies to support process improvements and other corporate initiatives
- Other tasks as required and assigned by Leadership
Must Haves:
- 3+ years of work experience in Project Management in the development or residential construction industry
- Familiarity with Construction Management Software
- Ability to work independently with limited supervision
- Access to a vehicle for regular site visits
- Proficient in Microsoft Office
- High attention to detail
- Certificate in Project Management
